A premier real estate development and management company, General Growth Properties, through its numerous affiliates, operates more than 150 properties, encompassing retail, office, research and development and industrial space in 22 states.

Project Description

Constellation Energy's Projects & Services Group designed, developed, constructed and now operates a central chilled water plant for General Growth Properties' Fashion Show Mall in Las Vegas, Nevada. Constellation worked with General Growth Properties to analyze the cooling needs of the mall's 250 tenants and 1,587,00-square-foot common area and configure the HVAC technical solution and financial structure for the project that best met the customer's needs.

Determining a 4,600-ton central chilled water plant and distribution system to be the most efficient and economical solution, Constellation Energy Projects & Services Group designed and constructed the plant and has been responsible for the operation and maintenance of the plant, common area air-handling units, and other retail tenant services since its completion in October 2003. With a full-time staff of three, Constellation provides all HVAC services for the retail center. This local operations group assists General Growth Properties by coordinating the mechanical systems with mall tenants.

Financing Arrangements

Project was funded by Constellation Energy's Projects & Services Group as a buildown- operate-maintain (BOOM) project and structured to permit The Rouse Company to treat the project as a capital lease for accounting purposes. Rouse retains title to all equipment. Through a 20-year agreement with General Growth Properties, Constellation will own and operate the central plant for the next 20 years.
